About Beachwood Villa

Welcome to Beachwood Villa by Exuma Exclusives, a 5,000 sq. ft, 7-bedroom beachfront villa located in Little Exuma. Accommodating up to 16 guests and featuring an infinity pool, spacious patio, and stunning views, Beachwood Villa offers the perfect blend of relaxation and adventure for a memorable getaway.

Step through the front door and take in sweeping views of the infinity pool and world-famous turquoise waters. Out back, palms sway in the breeze, framing a soft white sand beach just steps from your patio. Spend the day lounging by the pool, dining al fresco, or setting up on the sand with provided chairs and umbrellas.

Inside, the villa is awash in coastal whites, blues, and wicker, with art from local Bahamian artists celebrating the charm and heritage of Exuma. Two oceanfront king suites and five additional bedrooms offer comfort and flexibility for every guest.

For the adventurous, take one of the villa’s kayaks out to Moriah Harbour Cay National Park - just a 15-minute paddle away. Time it right with the tides, and you’ll have sandbars all to yourself. Bring a picnic, explore the Lazy River Sand Flats, and soak up the calm, shallow waters. Beachwood Villa is also just a short drive to island dining and Exuma’s most iconic beaches, including Tropic of Cancer Beach and Pretty Molly Bay.

Important things to know when planning a trip to Exuma:

• Renting a car is highly recommended. Almost all of our guests rent cars for the duration of their stay and it is the best and easiest way to explore the island. Additionally, Exuma is unlike other islands - golf carts are not a typical form of transport on the main roads.

• Protect yourself from the unpredictable. We highly recommend purchasing travel insurance for your trip that protects against any unexpected travel disruptions or delays. We’d be happy to recommend specific providers.

• Thinking of a boat rental? Boat rentals on Exuma are typically daily rentals only (no overnights). Therefore, it may not be necessary to pick your house based on the presence of a dock. If you’re bringing your own boat and your property doesn’t have a dock, please identify your closest Marina (provided above). 

• Thinking about a private chef? On Exuma - regardless of where you stay - most private chefs charge about $50–$100 per person, per meal on average. This usually includes the cost of groceries and a full menu (for example, a starter, main, and dessert, or a larger spread for breakfast or lunch). Keep in mind, this is just a general guideline for budgeting. Final pricing depends on: group size, menu requests, cost of food, and style of service. We always recommend sharing your preferences directly with the chef to receive an accurate quote tailored to your needs.

• Plan ahead: Restaurant reservations are recommended for peak seasons, particularly for large groups!

Other Rules:

• No parties. No exceeding guest count on property. 

• Minimum 7-night stay over peak or holiday seasons and/or weekend to weekend bookings. 

• Christmas (night of the 25th) and New Years Eve (night of the 31st) cannot be booked together, except for stays of 14 nights or longer. 

• Instant bookings are subject to 24-hour review to ensure adherence to house rules.

•  Note: A 3% non-refundable processing / administrative fee on the total value of the stay will be due for all cancellations. Fee will be waived if the booking is moved/shifted to future dates without cancelling.
