Welcome to Cascata Villa by Exuma Exclusives, a 4,000 sq. ft., 4-bedroom home on Little Exuma’s Tropic of Cancer Beach. Surrounded by a secluded lazy river and sandbar, with an infinity pool, and space for 14 guests across a main house and 3 cabanas, this home combines luxury with tranquility, providing an unforgettable vacation.

Surrounded by a winding lazy river and perched on a private beach, Cascata is one of the island’s most unique vacation homes, perfect for families, friend groups, or anyone craving a deep exhale.

Outside, the experience is nothing short of magical: A 2,000 sq. ft. deck wraps around a 15x30 ft. ocean-view infinity pool, a shaded outdoor kitchen and lounge area encourages all-day grazing and stargazing, calm, shallow waters and nearby reefs invite you to swim, snorkel, paddle, or simply float the day away.

The home is fully outfitted with all the comforts of modern luxury, including air conditioning, Starlink WiFi, a full backup generator, and purified reverse osmosis water throughout. Inside, you’ll find pillow-top mattresses, plush linens, and thoughtful touches like a gourmet kitchen with dual refrigerators, a wine fridge, and small appliances for easy entertaining.

Cascata Villa is not just beachfront—it’s immersed in one of Exuma’s most tranquil, swimmable tidal inlets, creating a naturally protected lagoon that locals call one of the most beautiful spots on the island. Important things to know when planning a trip to Exuma:

• Renting a car is highly recommended. Almost all of our guests rent cars for the duration of their stay and it is the best and easiest way to explore the island. Additionally, Exuma is unlike other islands - golf carts are not a typical form of transport on the main roads.

• Protect yourself from the unpredictable. We highly recommend purchasing travel insurance for your trip that protects against any unexpected travel disruptions or delays. We’d be happy to recommend specific providers.

• Thinking of a boat rental? Boat rentals on Exuma are typically daily rentals only (no overnights). Therefore, it may not be necessary to pick your house based on the presence of a dock. If you’re bringing your own boat and your property doesn’t have a dock, please identify your closest Marina (provided above). 

• Thinking about a private chef? On Exuma - regardless of where you stay - most private chefs charge about $50–$100 per person, per meal on average. This usually includes the cost of groceries and a full menu (for example, a starter, main, and dessert, or a larger spread for breakfast or lunch). Keep in mind, this is just a general guideline for budgeting. Final pricing depends on: group size, menu requests, cost of food, and style of service. We always recommend sharing your preferences directly with the chef to receive an accurate quote tailored to your needs.

• Plan ahead: Restaurant reservations are recommended for peak seasons, particularly for large groups!

Other Rules:

• No parties. No exceeding guest count on property.

• Minimum 7-night stay over peak or holiday seasons and/or weekend to weekend bookings.

• Christmas (night of the 25th) and New Years Eve (night of the 31st) cannot be booked together, except for stays of 14 nights or longer.

• Instant bookings are subject to 24-hour review to ensure adherence to house rules.

• Note: A 3% non-refundable processing / administrative fee on the total value of the stay will be due for all cancellations. Fee will be waived if the booking is moved/shifted to future dates without cancelling.
